Identify optimal routes and movements. This position relies on superior communication skills with both internal and external parties – brokers, customers, project teams, sales. Responsible for planning and supervising shipments,
scheduling routes, tracking orders, and ensuring proper storage and distribution of products, monitor transportation costs, maintain records, and ensure compliance with shipping regulations.
Key Responsibilities (Essential Duties and Functions) The duties and responsibilities include but are not limited to the following: Manage multiple external drivers for operations to include accurate tracking and entering of time worked. As issues arise, take appropriate action. Communicates with the appropriate parties, such as internal project managers and forepersons to solve transportation related problems. Scheduling and managing all material load for the most effective, efficient, and cost effective
as possible. Direct activities related to dispatching, routing, and tracking of material transportation vehicles.
Promote safe work activities by conducting safety audits and following company processes and procedures. Excellent leadership and conflict resolution skills. Proficiently uses various pieces of office equipment such as personal computer, adding machine, photocopier, facsimile machine, etc. as required. Proficient with Windows, Outlook, Excel, Word, and Power Point. Responsible for developing and maintaining area reports. Other Requirements: Displays a professional and courteous attitude to co-workers, supervisors, and public in general at all times.
Must be willing to travel and work away from home when required. Must be willing to work nights and weekends when necessary. Must be willing to drive to plant locations and jobsites across the region. Report to the assigned office or job site ready to begin work at the designated start time. Strict adherence to safety requirements and procedures as outlined in the Manual of Safety Practices and Procedures. Willingness to work in a team environment and assist co-workers or supervisors with other duties as required. Timely and regular attendance is an expectation of performance.

Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and Experience High school diploma or general education degree (GED); or 5 years or more related experience and/or training; or equivalent combination of education and experience. Must possess familiarity with Fleetwatcher tracking system. Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence. Ability to speak effectively to customers or employees of an organization. Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and interpret bar graphs. Reasoning Ability: Ability to solve practical problems and deal with a variety of aggregate variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

inspection authorizations, commencement inventory checklists, lot modifications, maintenance of model home exteriors until sold, and insurance of supervisory presence over contractors and at time of move-in.
Establishes and prioritizes daily work of maintenance team. Prioritizes and resolves community service requests, including maintaining records of types and frequency of service requests received. Assists maintenance team with all aspects of property maintenance and repairs of grounds and facilities. Performs water testing and other maintenance duties related to a well-water system or on-site water meters, including taking water samples, if applicable. Collaborates with the Community
Manager to establish emergency maintenance on-call schedule. Performs duties in a safe manner, adhering to all safety procedures and properly using safety equipment.
Assists with maintenance issues regarding new homes as directed. Maintains vehicle/equipment maintenance logs and ensures proper maintenance of community vehicles. Coordinates and ensures completion of routine maintenance and minor emergency repairs. Ensures safe storage of hazardous chemicals and/or equipment. Prepares all maintenance-related logs in accordance of the Operations Manual. Reviews exterior improvement and tree maintenance/removal requests. Maintains inventory of equipment, tools, and supplies, including making purchases with approval and while adhering to budget guidelines.
Meets with Community Manager daily to report on the status of all scheduled maintenance work, notifying the manager of any hazardous conditions and recommended solutions. Issues resident rule reminders and violation notices; follows-up as needed. Assists Community Manager with aspects of the capital expenditure program, including reviewing budget variances as needed. Other duties as assigned.
