Specific Duties and Responsibilities include: This position performs mostly building repairs and small addition and renovation projects. All work shall be performed with safety and cleanliness. Repair buildings as instructed by supervisor. Repair doors, locks, walls, ceilings, broken glass, etc. Inspect and repair doors, door frames (including thresholds) door closures and locks once a month to maintain in good working condition. This includes stair case doors. All doors with automatic closures must close and lock automatically. Include smoke doors in inspection & report. Inspect and repair if necessary, satellite kitchens trash room screens. Inspect the people we serve's bedside cabinets and repair as required.
Inspect multi-floor buildings' trash and laundry chutes; repair chute doors, etc. as required. Inspect bathrooms. Repair or replace toilet paper holders, curtain rods, toilet partitions and doors, etc. as required. Inspect window screens, frames and glass and repair as required. Inspect building walls (interior and exterior). Repair masonry, dry wall or wood as required. Inspect building's wall tiles & repair as required. Inspect buildings once a month and prepare a list of items needing repair. Report to Trades Supervisor. Make minor repairs on the spot. Answer to emergency calls from the Maintenance clerk or anyone else with authority.
Make necessary repairs in buildings to maintain the people we serve and staff safety at all times. Work on projects as required. Projects will be minor, such as building partitions, counters, dutch doors, etc. Inspect geriatric chairs once a month and repair as required. From time to time assist other Trades persons in their work when shortage of manpower exists to ensure the most cost-effective method of operation. Performs related duties as assigned. To include on-call rotation. Knowledge, Skills and Abilities required for the position: Knowledge of the principles and techniques of the skilled building trades or mechanical repair work.
Knowledge of safety procedures required in maintenance and repair work. Skill in using tools and equipment in maintenance and repair work. Ability to perform a variety of skilled trades functions. Ability to read blueprints. Ability to install, maintain and repair electric motors, generators and other mechanical equipment. Ability to take accurate measurements. Ability to follow instructions. Minimum Qualifications: Two years’ experience in building maintenance, plumbing, electrical or mechanical; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.
